The Hotel and Motel Fire Safety Act of 1990 was passed into law by Congress to save lives and protect property by promoting fire and life safety in hotels, motels and other places of public accommodation.

- Property Requirements

The law is applicable to all places of public accommodation, and requires that such properties are equipped with:
- Hard-wired, single-station smoke detectors in each guestroom in accordance with the National Fire Protection Association (NFPA) standard 72
- An automatic sprinkler system, with a sprinkler head in each guest room in compliance with NFPA standards 13 or 13R. Properties three stories or lower in height are exempt from the sprinkler requirement.

By registering as a Fire-Safe hotel/motel, federal employees on travel and federally funded meetings and conferences can be held at the property.
Registering a Hotel/Motel in the FEMA Program
All registrations are to be completed at the FEMA website.
New applicants shall be required to pass an inspection by a Colorado certified fire inspector to ensure compliance within FEMA's program requirements (see above).
- Inspection Process & Fees

Once a request is received, DFPC will be notified and the inspection will be assigned to one of the Division Certified Inspectors. The hotel/motel will be contacted and inspection date and time will be scheduled. Inspection costs are based on the following:
- Number of systems inspected (can be N/A) - $100.00/each
- Total time for inspection (including travel) - $50.00/hour
Once complete, the facility will be invoiced and have the option to pay online or by check.
- U.S. Fire Administration Involvement

USFA has been charged with carrying out responsibilities related to the National Master List under the Hotel and Motel Fire Safety Act of 1990. In addition to compiling, maintaining and publishing the National Master List, USFA is also responsible for taking steps to encourage states to promote the use of automatic sprinkler systems and automatic smoke detection systems.
